5 Tips to Help You Find Your Dream Home

When it comes to buying a home, it’s important to never settle and to keep searching until you find the home of your dreams. Finding your “forever” home can be overwhelming, but here at Crager Tobin Real Estate, we are committed to helping you find the perfect one. Here are some of our favorite tips for finding your dream home.

    1) Set your Budget First

The first thing that you’ll need to do is work out a budget so that you can determine an accurate price range of homes that you can afford. The last thing that you want is to waste your time falling in love with a home that you simply cannot pay for. Working with a mortgage lender to get pre-approved for a mortgage and writing out your monthly budget to see how much of a payment you can afford is a great place to start.

    2) Make a List of What You Want Beforehand

There are some things that you probably will not want to negotiate on, such as the number of bedrooms and bathrooms that you and your family need. Other factors may be negotiable, such as a large yard or a garage. Make sure that you write out all of your must-haves and want-to-haves, and share this information with your real estate agent.

    3) Visit the Home Multiple Times

To get an accurate feel for your future home, it is important to visit the property more than once. A second look will give you a better perspective on any concerns you have for the home. It will also give you the chance to see the property and neighborhood at different times of day, giving you a better overall idea of what it will be like to live there.

    4) Have the Home Inspected

Even if a house that you are looking at seems absolutely perfect, you should never buy without a property without a formal inspection. The last thing that you want is for your so-called dream home to turn into a nightmare of a liability just weeks after you move in. The inspection will give you a thorough idea of any long-term or unseen problems the home may have. The information collected from a report can sometimes even prove helpful while negotiating a lower price.

    5) Work With the Right Real Estate Agent

You shouldn’t try to buy a home all on your own. Instead, work with a trusted real estate agent. A good realtor can make the whole home buying process a lot less stressful and overwhelming, and he or she can show you some homes that you might have never thought about but that you just might fall in love with.
